Reservations, Rates and Cancellations
Flexible Rate - The reservation may be canceled or changed up to 30 days prior to Check-In, on which date 50% of the reservation value will be charged. The remaining 50% will be charged 2 days before Check-in. In case of change, cancellation or no-show, the amounts already charged will not be refunded.
Non-Refundable Rate – The reservation will be paid in full at the time of booking, and will not be refunded in case of change, cancellation or no-show.
Reservations with extra bed or crib for children are subject to confirmation and may have additional costs. Guests up to 11 years old are considered children. Reservations can be paid by cash, bank transfer or debit/credit card. The prices shown include taxes at the legal rate in force.
Number of persons
The established price is that provided in the price list and / or that of the reservation, subject to any promotions or discounts. If the number of people exceeds the contracted number, the person responsible for the reservation must request prior authorization from Maranhão Sociedade de Construções, Lda and pay the respective supplement, if applicable. The capacity is set by Turismo de Portugal or equivalent entity with powers for this purpose.
Behavior and duties of Guests
1. It is the Guest's duty to strictly comply with the Silence Law (between 10 pm and 8 am);
2. Comply with the accommodation regulations regarding the hours of the services provided (Check-in, Check-out, Breakfast and Cleaning);
3. Take care of and respect the equipment of the House that is made available, either inside the accommodation or outside it;
4. Any irregularity found in the services, equipment and / or facilities must be reported to Maranhão Sociedade de Construções, Lda;
5. Visitors not assigned to the reservation or in excess of the number of people foreseen in the reservation are not allowed, except with prior authorization from Maranhão Sociedade de Construções, Lda and may have additional costs.
6. Smoking is prohibited inside the House.
Damages and losses
Any damage caused by Guests to objects, furniture or other property belonging to the House is their sole responsibility. The cost of repairing the damage must be paid at the time of check-out at market price.
Deposit
A security deposit of €250 (in cash or Credit Card) is required at check-in and will be returned at check-out in the absence of damage or loss caused.
Timetable
Check-in takes place between 3 pm and 7 pm while check-out takes place between 8 am and 11 am. Early check-in (from 12:00 noon) and/or late check-out (until 15:00) may be requested, subject to availability and may incur an additional cost.
For reservations that include breakfast, it will be served at a predetermined time between 09:00 and 10:30.
Linen and baths
Sheets and towels are always changed at the change of guests. For stays longer than 3 nights, towels can be changed if necessary. Clothes can also be changed at the Guest's request. Due to sustainability issues we ask you to consider changing your clothes. If you wish to have them replaced, please ask our staff.
Car parking within Douro Green
It is our intention to provide our Guests with a high degree of satisfaction, for this we have built and prepared parking spaces near your accommodation. If this is not to your liking, we would like you to provide us with your opinion and/or suggestion.
Pets
Pets are not allowed, except Assistance dogs (Decree-Law no. 74/2007), in which case the person responsible for the reservation must request prior authorization from Maranhão Sociedade de Construções, Lda and may incur additional costs.
Competent forum and jurisdiction
These Terms and Conditions shall be governed by and construed in accordance with Portuguese law. Both parties agree, in the exclusive interest of Maranhão Sociedade de Construções, Lda, to elect as competent and exclusive forum the Portuguese courts, to judge and decide any lawsuits, actions or judicial measures that may arise or result from this contract; unless, it has been agreed that in this clause of the election of the competent forum in the exclusive interest of Maranhão Sociedade de Construções, Lda reserves the right to file lawsuits against the user in Courts of competent jurisdiction in any other country.
Dispute Resolution
In the event of a dispute, the consumer may resort to: CNIACC - National Center for Information and Arbitration of Consumer Disputes.

Other Information
Maranhão Sociedade de Construções, Lda reserves the right to unilaterally cancel the stay and request the immediate vacancy of the house in cases where there is a breach of the terms and conditions of the reservation. It is the sole responsibility of the Guest to take care of and safeguard objects and / or documents.

Although every effort has been made to ensure that the photographs, graphic representations and texts reproduced to illustrate DouroGreen provide as accurate an image as possible of the proposed accommodation offers, some changes may occur, namely due to changes in furniture or possible renovations. You will not be able to make any complaints in this regard.
